Currently I am working as a Land Acquisitions Consultant and Project Manager assisting investors and developers in creative and unique innovations towards  achieving the highest return on their investment. Trades, development and equity are the focus in 2010. I have been a Commercial Investor as well as managing my own corporations for over 20 years throughout BC, Alberta and the United States. PROFILE HISTORY:

I initially established myself as a Commercial REALTOR with the Sutton Group in Duncan on Van Island in 1990 to assist other investors in acquiring/selling properties with the benefit and experience of my knowledge.

I relocated to Fernie, B.C. in 1998 to redevelop the Old Waldorf Hotel into 11 strata lots: eight high-end residential suites and three street-level commercial stores. I reinstated my Commercial license in 2000 with Re/Max Elk Valley Realty and continued to develop other commercial properties in the area—such as the Fernie Business Centrewhile maintaining my real estate license, specializing in commercial/development properties by way of trade throughout B.C. and Alberta.

In 2002, I relocated back to the island and have since resided in Nanaimo. On July 28, 2008, I transferred my real estate license from Re/Max Elk Valley Realty to Sutton GroupWest Coast Realty in Nanaimo. In June of 2009, I suspended my license to focus my priorities as a consultant and project manager for multi-family and commercial developments, J.V. partnerships working closely with investors who either wish to develop their lands or consider options for their highest and best return.

The beginning of 2010 I joined forces with Bob Moore of Van Isle Consulting (VIC) Ltd. Bob Moore has been a successful Project Manager for over 25 years, building out multi-family and commercial projects throughout B.C. and Arizona.

As a Developer, my expertise includes establishing the value of a business, land, or building based on current income/location with understandings of the economy, saturation and absorption rate for a net return towards the sale or development of the property. If the property is an existing building, we renovate and implement new leases before the property is offered for sale or trade or equity towards a new development.

In commercial income producing properties, it is important to establish the net income both current and potential to calculate the cap rate and define the value. For example, in apartment buildings, the rents are gross. The real expenses need to be clarified in commercial; unless the leases are absolute net, the expenses will affect the true cap rate, and therefore, the value.

I can assist you in the acquisition or disposition of assets regardless of whether the transaction is asset-based or by way of shares. My knowledge provides benefits in being able to identify and negotiate terms that satisfy all parties. I will assist you in a Win/Win situation.

Due to my experience as a developer, I offer business consulting services to assist in establishing the highest and best use to the project to realize the greatest profits. I also specialize in higher sales/performance and implement new strategies and improvements throughout the company in administration and sales to realize greater net proceeds throughout the organization based on 15 years previous, in service and administration  management. We handle all aspects of the development of the property completing a performa of the development lands, to realize the net return before building out the property, securing construction loans/financing, advertising and marketing the finished product.
